The first step in the home selling process is to figure out a listing price. We at Collective will visit your home to give you an accurate listing recommendation. After signing the listing agreement, we will schedule a professional photographer and help to get your home ready to show. You will be guided through every step of the selling process.
Staging recommendations are on a case-by-case basis. This is why it is important for our trained agents and designers to visit your home in person. Another service we provide is called “editing,” which entails working with the décor you already have to help the home show best to produce more money for you. This service is FREE to all Collective clients.
A seller’s market is when the number of buyers exceeds the number of homes for sale. More specifically, a seller’s market is when there is less than 6 months of inventory available for sale. Conversely, a buyer’s market is when there is more than 6 months of inventory available for sale. The strength of the market in either direction gets stronger as the numbers move further from the 6-month mark. How is this calculated? Divide the number of homes currently for sale by the average number of homes sold per month. This will give you the number of months of supply. For example: 98 homes for sale / 77 homes sold in the last month = 1.27 months of inventory. This would definitely be a seller’s market.
Closing costs will vary from contract to contract. It depends on the items that are negotiated, such as HOA fees, and prorated items, such as taxes.
